Energy Performance Certificates (EPCs): What You Need to Know in 2025

If you’re a landlord, tenant, or letting agent in 2025, understanding Energy Performance Certificates (EPCs) is more important than ever. With regulatory changes on the horizon and rising energy costs, having a compliant, efficient property isn’t just a legal requirement — it’s a smart investment.

What Is an EPC?

An Energy Performance Certificate is a document that shows how energy efficient a property is. Each EPC includes:

  • Recommendations for cost-effective improvements

Minimum EPC Rating for Rentals

As of 2025, landlords must ensure their rental properties meet a minimum rating of E to be legally let. However, the government has proposed that all new tenancies from 2025 and all existing tenancies from 2028 must have an EPC rating of at least C.

Non-compliance can result in enforcement notices and fines.
