Inventory
An Inventory is a thorough and detailed report. Its purpose is to list the items within and condition of a property. This includes, ceiling, walls, woodwork, flooring, lighting, glazing, heating, fixtures and fitting and white goods. We will list all rooms and buildings that are accessible to the tenant during their contract.
We will also test all the smoke and carbon monoxide alarms for power.
An inventory is a vital part of the rental process. It helps to avoid unnecessary disputes at the end of the agreement.
Tenant Check In
The check-in ensures that the tenants are happy with the condition of the property as detailed in the inventory. We will go through the entire report with the tenant. They will record all meter readings. They will hand over keys and obtain final signatures agreeing to the inventory. Tenants get advice about their obligations. These obligations are important at the end of the tenancy and during their occupancy. They relate to the maintenance and upkeep of the property.
Tenant Check Out
Compiled at the end of the tenancy, the check-out inventory report details changes in the condition of the property. All backed up with photographs and a description of the issue. The original documentation will be used as a point of reference.
At the end of the check- out, our inventory clerks will do a final walk-through with outgoing tenants. All keys are then returned to the agent or landlord. The report is then compiled and will be with you within 24 hours.
Check-out inventory reports include, key return records, full comparisons of the property from the original start of tenancy documentation, final meter readings and safety alarm tests
Mid Terms Inspections
We can carry out periodic inspections of properties. These inspections find out how well the tenant is maintaining the property in compliance with their tenancy agreement. They also bring to the attention of the landlord any maintenance issues that need attention.
