What to Expect During a Property Inventory Visit
Whether you’re a landlord or a tenant, a property inventory visit is a key part of any tenancy agreement. It ensures that everyone starts — and ends — the tenancy with a clear, documented understanding of the property’s condition and contents.
What Is a Property Inventory?
A property inventory is a detailed, impartial report that records the condition of a rental property and its contents at the start of a tenancy. It includes photographs, descriptions, and meter readings — forming a legal record that protects both parties.
Why Are Inventory Visits Important?
- Protects deposits: Avoid disputes by clearly showing the property’s original condition.
- Supports landlords: Enables fair damage assessments and ensures compliance with tenancy deposit schemes.
- Supports tenants: Offers evidence that they’ve returned the property in good order.
What Happens During the Visit?
One of our trained clerks will carry out a professional walkthrough of the property. Here’s what to expect:
- Photographs of each room, including fixtures, fittings, and furniture (if furnished)
- Notes on condition, cleanliness, and damage
- Meter readings (gas, electric, water)
- Keys and access codes recorded
- Smoke/CO alarm checks (where applicable)
How Long Does It Take?
Most inventory visits take between 30 minutes and 90 minutes, depending on the property size. Tenants do not need to be present, though they are welcome to attend if preferred.
What Happens After the Visit?
The report is compiled and delivered (usually within 24 hours). Both landlord and tenant receive a digital copy, and tenants may be asked to sign to confirm receipt. This document will then be used at the check-out stage to compare and identify any changes.
